At our core, we are architects, and we love not only designing spaces but also designing how they will become real. We are currently licensed in the state of Texas, and we are deeply familiar with permitting in Austin and surrounding areas. We are also adept at learning the ropes in new municipalities — and love a good excuse to travel. Our typical phases include:

Due Diligence | Establishing the known site constraints, a.k.a. building the sandbox we can work in.
Investigation | Diving deep into understanding the existing built conditions, documenting as-builts if needed.
Visioning | Identifying potential high-priority, high-value design moves for your project, and examining these through the dual lenses of aspiration and pragmatism.
Feasibility | Studying site plan strategies that orchestrate circulation, service, and program needs with potential buildable areas, seeking to maximize project value.
Preliminary Concept Design | Visualizing design character through expressive drawings and renderings, creating a sense of the atmosphere and unique experience of your project.
DESIGN MANAGEMENT & VISION PLANNING
For larger projects, we are adept at choreographing a full team of stakeholders and consultants in pursuit of a clear vision. In other words, we can help bring the right teammates to the table and get everyone rowing together. These services are tailored to each project, and activities may include:
Defining project vision and framework approach (i.e. master planning)
Developing design schedule and onboarding consultants strategically as needed
Coordinating reviews and providing graphic feedback, improving and streamlining communication between the development team and the full design team
Leading community engagement activities

We can also provide targeted, charrette-style workshops to study a site or potential project with sharply-focused creative energy.
